Tile roofs, before and after
Southern California tile roofs grow moss, lichen, and black streaks on the shaded side, and after a fire season they hold soot. We wash them low-pressure so the tiles and underlayment stay put, and the runoff is managed so it doesn't stain the stucco or the driveway below.
One Riverside customer had us out after the July fire. Soot off the roof, mold off the tiles, stucco washed, windows wiped, and the concrete cleaned of everything that ran off. That's a normal day.
What we wash
Dust, sprinkler minerals, oil drips, salt air, and a summer of foot traffic. Concrete and pavers hold all of it until someone washes it off.

Pressure is a tool, not the goal
Too much pressure etches concrete, strips paint, and drives water behind stucco. We match the pressure and the nozzle to the surface, use surface cleaners on flatwork so there are no stripes, and go to low-pressure soft washing on roofs and anything painted or delicate.
On commercial sites we manage runoff to keep you on the right side of stormwater rules, and we'll tell you up front when a site needs water reclaim.
Most homeowners book pressure washing with their inside-and-out window clean. One visit, one crew, and the whole exterior is done together.
Pressure washing questions
Will pressure washing damage my pavers, concrete, or roof tiles?
Not when the pressure matches the surface. We use surface cleaners on flatwork, lower pressure on pavers so sand and sealant stay put, and soft washing on tile roofs. If a surface is too fragile to wash safely, we'll say so.
Can you get oil stains out of the driveway?
Usually most of it. Fresh drips come out well. Old, soaked-in oil lightens but may not vanish. We'll be honest about what to expect when we see it.
Do you use my water?
For residential jobs, yes, from an outside spigot. For commercial sites we can bring water where a hookup isn't available.
How often should a trash enclosure be washed?
Monthly for restaurants and grocery, quarterly for most other commercial properties. We'll put it on the same schedule as your glass.
