What a residential clean includes
A window isn't clean if the track is full of dirt and the screen is grey. Every residential visit covers the whole opening, not just the glass.
- Exterior glass washed and rinsed with pure water so it dries spot-free
- Interior glass hand-cleaned, with frames and sills wiped
- Tracks vacuumed and scrubbed
- Screens removed, washed, and put back
- Skylights, French doors, mirrors, and hard-to-reach glass
- Hard water spot treatment and bubbling tint removal on request



Two-story homes are our specialty
A lot of Southern California is two-story stucco with high dormers and glass over the entry. Customers tell us we handle those better than anyone, and we've been doing it for 44 years.

Outside only
The quick refresh. Exterior glass, pure water rinse, screens brushed. Great between full cleans.
Inside and out
The full clean. Both sides of every pane, tracks, sills, and screens. Most homes book this once or twice a year.
Recurring
Quarterly or twice-yearly visits at a set price. We remind you, we show up, you never think about it.
Residential questions
How much does residential window cleaning cost?
It depends on the number of windows, how many are second-story, and whether you want inside and out. Tell us the home and we'll give you a firm number, usually the same day. No surprises on the invoice.
Do I need to be home?
For outside-only, no. For inside and out, someone needs to let the crew in. We'll book a window that works for you.
Will you move furniture or blinds?
We'll move light items and raise blinds to reach the glass. Heavy furniture and fragile items are best cleared before we arrive.
What about hard water stains?
Sprinkler overspray leaves mineral deposits that a normal clean won't remove. We treat those separately. Point them out when you book and we'll quote it.
How often should windows be cleaned?
Inland, with the dust and sprinklers, twice a year keeps a home looking right. Homes near open fields or on a golf course often go quarterly. On the coast, salt air argues for quarterly too.
